What you actually walk away with.

Most net sheets hide their assumptions. This one shows every line and lets you change it. Nothing here is a pitch. If selling it yourself is the right call, this will tell you that too.

What would an agent have to get you?

Rather than guess whether listing is better, this solves for the break-even: the price an agent would need to reach for you to keep the same amount after paying commission. Whether that price is realistic for your home is the actual question, and comparable sales answer it.

Want this run on your actual house?

Send the address and I will do it properly: real comparable sales, your actual tax figure, and your real payoff. You get the analysis whether or not you ever list with me.

How this is calculated. Documentary stamps are $0.75 per $500 of price or any fraction of it, set by Oklahoma statute 68 O.S. 3201. Under the 2026 Oklahoma residential contract the seller pays documentary stamps and the abstract continuation, while the buyer pays the title policy and attorney's opinion, so the title line is off unless you tick it. Abstracting rates are filed with the Oklahoma Abstractors Board and vary by company. Recording is 18 dollars per instrument by statute. Property tax is prorated by the months you owned the home in the closing year. This is an estimate to help you plan, not a title company's settlement statement, and it is not tax or legal advice. Your actual figures come from your title company at closing.
