What Bethany is.

Bethany is an incorporated city of about 20,000 completely surrounded by Oklahoma City and Warr Acres, about 10 miles northwest of downtown. Founded in 1909, it is essentially built out, which makes it the opposite of the metro's edge suburbs: no new subdivisions, established trees, and the most affordable entry prices on this list.

Its historic downtown strip runs along NW 39th Street, the old Route 66 alignment, lined with antique shops and murals. Lake Overholser forms the city's west edge.

Pricing reality.

Entry level: roughly $100-150K for smaller or dated homes, with occasional listings under $100K.

Median band: roughly $150-260K covers most of the market, where three-bed brick ranches trade. Median sale price ran about $201-210K in early 2026, up roughly 9-12% in a year.

Upper range: roughly $300-500K for larger, updated, or newer custom infill homes.

Housing stock.

Predominantly 1950s and 1960s single-story brick ranches on tree-lined streets with medium lots, plus earlier homes near the historic downtown. Because the city is landlocked, new homes are one-off infill builds or teardown-rebuilds rather than subdivisions, and inventory is thin: roughly 40-50 active listings citywide with around 1.3 months of supply recently.

Cost basics.

Lake Overholser brings fishing, paddling, and shoreline trails to the city's west edge, crossed by the historic Route 66 bridge. Eldon Lyon Park covers about 60 acres with ball fields, 1.5 miles of walking trails, and disc golf. Bethany Children's Health Center on the 39th Expressway is a major local employer, and Wiley Post Airport borders the north side. The Route 66 centennial lands in 2026, and the downtown strip leans into it.

Things to know before you buy.

Housing age is the big diligence item: most homes are 60-70 years old. Budget real inspection attention for roofs, sewer lines, plumbing, electrical panels, and HVAC, and expect updated and original-condition homes at very different price points.

HOAs are uncommon; city code enforcement governs most properties.

Check FEMA flood maps for parcels near Lake Overholser and the North Canadian River on the west side.

Aircraft from Wiley Post are audible in the northern blocks. Visit at different times of day if noise matters to you.
