What Guthrie is.

Guthrie was Oklahoma's territorial and first state capital, about 30 miles north of downtown OKC up I-35. Its historic district covers roughly 1,400 acres, described as the largest contiguous district on the National Register, and was designated a National Historic Landmark in 1999. It is the seat of Logan County and the practical center of the north-metro acreage market.

Pricing reality.

Entry level: older in-town homes and fixer-uppers from roughly $75-160K, some of the lowest entry points in the metro.

Median band: roughly $200-300K covers most in-town resales and smaller new builds. Typical value is about $254K; monthly sale medians swing because the market is small.

Upper range: roughly $300-500K for new construction and homes on acreage, and well past that for large land holdings.

Housing stock.

Three distinct layers: Victorian-era and Craftsman homes from 1889-1910 on brick-lined streets in the historic core; mid-1900s in-town neighborhoods around it; and newer builder communities on the edges with roughly half-acre to three-quarter-acre lots, plus rural tracts of 1 to 10+ acres across Logan County.

Cost basics.

Property tax: among the gentler in the metro at roughly 0.9% effective; Guthrie's median annual bill runs about $1,278.

Financing note: some areas around Guthrie qualify for USDA zero-down loans, worth checking for any specific address.

Commutes from Guthrie.

Tinker AFB: 40-50 min

Daily life.

Downtown is the working center of daily life: a walkable brick-street commercial district with shops, galleries, restaurants, and the Pollard Theatre's year-round resident company. Liberty Lake has five miles of shoreline and a 6-mile trail loop; the Lazy E Arena outside town seats about 7,200 and hosts 25+ championship western events a year. 89er Days each spring commemorates the 1889 Land Run founding, and Mercy Hospital Logan County operates in town.

Things to know before you buy.

Properties inside the roughly 1,400-acre historic district can be subject to preservation and design review for exterior changes. Confirm what applies to a specific address before planning work.

Cottonwood Creek has a documented history of flooding; check FEMA maps on any low-lying parcel before writing an offer.

Rural acreage properties are often on rural water districts or private wells with septic; verify the water source and septic condition on land listings.

With low monthly sale counts, any single month's market stats can mislead. Judge Guthrie on the trend, not the month.

Figures are 2025-2026 estimates from public sources (Zillow, Redfin, Census, county assessors) and are approximate. Verify specifics for any address before you rely on them.
