What Piedmont is.

Piedmont covers about 44 square miles of northeastern Canadian County, bordered on the south by Oklahoma City limits, about 10 miles north of Yukon. It has grown roughly 31% since 2020, one of the fastest rates in Oklahoma, and nearly everything about it reads newer, bigger lot, and still building.

Pricing reality.

Entry level: new-construction starter plans from roughly $187-250K.

Median band: roughly $290-360K for typical 3-4 bedroom homes. Zillow's typical value is about $313K as of mid-2026, up 5.3% in a year.

Upper range: roughly $400-800K for larger builds and custom homes, with acreage estates listed up to about $1.5M.

Housing stock.

Predominantly single-family and heavily post-1990, much of it 2000s to today: brick veneer on slab, ranch and two-story plans, many over 2,000 square feet. Lots run larger than closer-in OKC, from standard subdivision lots to half-acre-plus to 1-5 acre tracts, plus older farmhouses on real acreage. Around a dozen builders are active across 18+ communities.

Cost basics.

Property tax: roughly 0.89-0.95% effective in Canadian County. Ballpark $2,850-3,050 a year on a $320K home; about 50 different rate areas exist in the county, so verify per address.

Tolls: the Kilpatrick Turnpike is the fast route and it is tolled. Budget it if you will commute daily.

Daily life.

Piedmont Community Park anchors city recreation with a 12,000+ square foot playground, splash pad, courts, and picnic areas, and the city has an adopted master trails plan. In-town retail centers on the Piedmont Road corridor with a local grocery and local dining; bigger retail runs 15-20 minutes away in Yukon and along NW Expressway and Memorial Road. Lake Hefner is a short drive southeast.

Things to know before you buy.

Utilities vary a lot across the 44-square-mile city limits. Municipal water and sewer serve the core, while many acreage properties use private wells and septic, and some fringe areas have had water-supply arrangements in flux. Confirm the water source for any specific address.

State septic rules generally require at least half-acre lots on public water and three-quarter-acre on private wells.

HOAs are common in newer amenity subdivisions; acreage additions more often rely on protective covenants. Check each addition's rules.

Storm shelters or safe rooms are a frequently offered option in this part of the metro; ask for the shelter on every showing.
