What Yukon is.
Yukon sits on the west side of the metro along I-40, about 16 miles from downtown OKC. It is the largest city in Canadian County, the fastest-growing county in Oklahoma, and it blends an older Route 66 core with fast-building new subdivisions on its edges.
Main Street is historic Route 66, anchored by the century-old Yukon's Best Flour Mill. The retail hub runs along Garth Brooks Blvd at I-40, and INTEGRIS Canadian Valley Hospital is in town.
Pricing reality.
Entry level: roughly $180-235K. Older 1970s-1990s stock and starter new construction.
Median band: roughly $255-290K. Zillow's typical value is about $257K as of mid-2026, up 5.6% in a year.
Upper range: roughly $400-800K for larger new builds, golf-course lots, and acreage on the west and north edges.
Housing stock.
Mixed-era suburban stock, mostly single-family brick. The older core sits near Main Street; Surrey Hills in the northwest dates to 1964 and wraps around a golf club. New construction is a major share of the market: roughly 40+ active communities from around 22 builders, with new homes listing from about $235K to just under $800K.
Cost basics.
Property tax: roughly 0.9-1.0% effective in Canadian County. Figure about $2,350-2,600 a year on a $260K home, and verify the exact levy per address with the county assessor.

Daily life.
Chisholm Trail Park anchors a connected park system with 100+ acres, paved trails, and ponds. Christmas in the Park is billed as Oklahoma's largest drive-through light display, free, with over 5 million lights. The Czech Festival takes over Main Street the first Saturday of October, and Lake Overholser's trails sit just east of town.
Things to know before you buy.
The 73099 Yukon mailing area is much larger than Yukon city limits. Some neighborhoods with Yukon addresses, Surrey Hills for example, actually sit in Oklahoma City limits or unincorporated county, which changes who supplies water and trash, response services, and the exact tax rate. Verify jurisdiction on every listing.
Most new subdivisions carry HOAs with annual dues; many older core neighborhoods have none. Read the covenants before you write.
The North Canadian River runs along the south and east edges. Most neighborhoods sit outside mapped floodplain, but check the FEMA map for anything near the river or a creek.
Expansive clay soils are common across the west metro. A structural and foundation check during inspection is a normal precaution on older and newer slabs alike.
