Down payment help in OKC: the programs that actually pay.

The biggest barrier to buying a first home in Oklahoma City is almost never the monthly payment. It is the cash you need up front. Here is the part most renters never hear: Oklahoma has real, active programs that cover most or all of that up-front money, and some of them never have to be paid back. This guide walks through the two that matter most for OKC metro buyers, in plain English.

The two programs every OKC buyer should know

1. OHFA down payment assistance (statewide)

The Oklahoma Housing Finance Agency runs the state's flagship homebuyer help through two lineups: OHFA GOLD (first-time buyers, unless you are buying in a designated targeted area) and OHFA DREAM (open to repeat buyers too, with higher income and price limits). Both provide up to 3.5 percent of the loan toward down payment and closing costs, with a minimum credit score around 640. You do not apply to OHFA directly; you work with an OHFA-approved lender.

Be clear on how it works: the assistance is a zero-interest second mortgage with no monthly payment, not a gift. You repay it only when you sell, refinance, or pay off the home. On a $250,000 home, 3.5 percent is $8,750 you do not need saved to get the keys.

2. REI Oklahoma gift funds (statewide, never repaid)

REI Oklahoma is a nonprofit that offers down payment gifts of 3.5, 4, or 5 percent of the total loan amount on FHA, VA, and USDA loans. The word gift is the whole point: it is not a loan and you never repay it. There is no first-time-buyer requirement on most versions, which makes REI a strong option for move-up buyers too.

Do I have to pay Oklahoma down payment assistance back?
It depends on the program. REI Oklahoma's Gift100 is a true gift with no repayment and no lien on the home. REI also has a forgivable second mortgage that is forgiven over seven years if you stay, and an amortizing option you repay monthly. OHFA's 3.5% help is a silent second lien with no interest and no monthly payment, but it is repaid when you sell, refinance, or pay off your first loan, so it is deferred rather than forgiven. Ask your lender which structure applies to your loan.
What are the income limits for down payment assistance in Oklahoma?
Income limits vary by program, county, and household size. OHFA's DREAM government-loan option uses a statewide income cap of $150,000, while other OHFA and REI limits are set by county and loan type. Because these figures update periodically, a participating lender will check your household against the current limits.
Do these home buying assistance programs work outside Oklahoma City, like in Guthrie or rural areas?
Yes. OHFA's down payment assistance is available in all 77 Oklahoma counties, which includes Guthrie and the rest of Logan County. REI Oklahoma is a statewide nonprofit with a strong rural focus and works through lenders across the state. So a buyer in Guthrie or a smaller Oklahoma town has the same OHFA and REI options as an OKC buyer.
Can I use down payment assistance to buy any home in Oklahoma?
The home has to be your primary residence, and OHFA requires you to move in within 60 days of closing. Investment properties and second homes are excluded from these programs. There are also purchase-price limits on OHFA loans, for example around $349,525 in non-targeted areas for the GOLD program, which a lender confirms for your target price range.
