Did you know some OKC builders are cutting mortgage rates right now?
With interest rates still high, most people assume buying isn't in reach. But some builders around Oklahoma City are offering rates as low as 4.99% (5.697% APR) on a 30-year fixed loan for select new homes, when you finance through the builder's preferred lender. For buyers who qualify, that can mean hundreds less every month. Here's what they're currently advertising.
What would the whole monthly payment look like?
The full picture, not just the loan: property tax, homeowners insurance, mortgage insurance and HOA dues are all in the total.
| Each month | Builder rate* | National average |
|---|---|---|
| Principal and interest | - | - |
| Property tax | - | - |
| Homeowners insurance | - | - |
| Mortgage insurance | - | - |
| HOA dues | - | - |
| Estimated total | - | - |
* Builder rates require using the builder's preferred lender. You can still compare quotes from other lenders, but the special rate applies only through theirs.
Estimate only, not a loan offer. Your rate, taxes, insurance and costs will differ with your credit, the home, its county and your coverage. The national average is Freddie Mac's weekly figure for a 30-year fixed mortgage.
What builders are advertising right now
Most offers require using the builder's preferred lender. Offers change often and can end early, and not every buyer or home will qualify. Always confirm with the builder before you count on one.

Good to know before you go
A few things worth knowing before you visit a builder.
- Most offers require the builder's own lender. The low rate usually only applies if you finance with them.
- Check whether the deadline is to sign or to close. A "close by Nov 30" offer usually means a home that's already built or nearly done.
- Bring your agent on the first visit. Many builders won't let you add one later, and the builder typically pays the buyer's agent fee.
- You can often ask for more. Closing costs or upgrades can sometimes be added on top of the rate.
